Terms & Conditions
These terms and conditions govern bookings and stays at Agriturismo Regno di Toscana (hereinafter “the Property”). By making a booking, the Guest declares to have read, understood and fully accepted them.

2. Booking and confirmation
Stay requests can be sent through the online booking form, by email or by telephone. A booking is confirmed only after payment of a deposit or, alternatively, advance payment of the full amount of the stay, according to the terms and amounts communicated at the time of booking. Availability is not guaranteed until payment is received.
3. Payments
Any balance is due as indicated upon confirmation and, unless otherwise agreed in writing, by the time of arrival. Prices are in euros and refer to the agreed accommodation. Any applicable local taxes (e.g. the tourist tax of the Municipality of Collesalvetti), where due, are not included and are payable at the Property.
4. Cancellations and changes
Bookings are non-cancellable and non-refundable. The deposit paid and any amounts paid in advance are not refunded in the event of cancellation, no-show, late arrival or early departure, for any reason. Date changes are possible only on an exceptional basis, at the Property's sole discretion and subject to availability.
5. Check-in and check-out
Check-in is from 3:00 pm to 7:00 pm; check-out by 10:00 am. Different times may be arranged in advance, subject to availability. On arrival, in compliance with Italian public-security regulations (art. 109 T.U.L.P.S.), each guest — including minors — must present a valid identity document.
6. Breakfast and dining
Breakfast is included in the overnight price. Any meals, tastings and additional dining services are available at an extra charge and must be booked in advance with the Property, subject to availability and seasonality. Please report any food allergies or intolerances in good time.
7. Swimming pool
The seasonal outdoor swimming pool is reserved exclusively for agriturismo guests and may be used during the hours posted on site. Swimming is not supervised: use of the pool is at each guest's own risk. Minors must be supervised by an adult at all times. The hygiene and safety rules displayed in the pool area must be observed.
8. House rules
Out of respect for other guests and the rural setting, please keep quiet, particularly at night. Smoking is not allowed indoors. The number of occupants may not exceed the number stated in the booking, and hosting unregistered persons is not permitted. Pets are allowed only by prior agreement with the Property.
9. Liability and damages
The Guest is liable for any damage caused — by themselves or by persons and animals in their care — to the buildings, furnishings and equipment of the Property, and is required to compensate for it. The Property is not liable for loss, theft of or damage to guests' belongings. On-site parking is free but unattended.
10. Force majeure
The Property is not liable for failures or disruptions due to force majeure or circumstances beyond its control (e.g. natural events, interruption of public services, measures imposed by the authorities).
11. Governing law and jurisdiction
This relationship is governed by Italian law. Any dispute shall fall under the exclusive jurisdiction of the Court of Livorno, without prejudice to any mandatory consumer-protection jurisdiction provided by law.
